INFORMATION FOR TENANTS

We let and manage houses in and around the Bristol area.
The procedure to follow is :-

  1. Contact us providing brief details regarding yourself and type of accommodation required.
  2. We will then search for properties to meet your requirements and arrange viewings.
  3. Answer any queries you may have and give advice.

 

VIEWING PROPERTIES

We will fit in with your schedule and viewings can take place during evenings.

 

RESERVING

When you have decided to accept a property we will require a ‘holding fee’ to reserve it. This the full admin/agency fee. Please note that at a later date if you decide not to proceed, the deposit becomes forfeit.

 

REFERENCES

Usual procedure is satisfactory references from your employer (or college) current or previous landlord and also a personal (character reference), and in some cases a Guarantor. A credit check is also undertaken.

 

RENTS

Rents are collected per calender month and payable monthly in advance. The tenant is also responsible for Council Tax, Water, Gas, Electricity and telephone bills. Rents are paid via standing order to our bank account.

 

DEPOSIT

A stakeholders deposit is required (minimum one months rent) and is held by ourselves in a client reserve account throughout the term of the tenancy. This will be protected under our preferred protection scheme.  This covers damage and breakages, and other liabilities under the terms of the tenancy agreement.

 

FEES

The agency admin fee is £280 (inclusive of VAT) per property.

There is a charge of £35 (inclusive of VAT) for a guarantor.
