OUR SERVICES includes the following
- Providing a rental valuation and offering suitable advice.
- Advising you on compliance and safety issues.
- Locating suitable tenants. We usually have tenants waiting. However, we may advertise, but we have many contacts with companies and personnel departments.
- Meet potential tenants to view the property.
- Obtaining and evaluating references and credit checks.
- Prepare a tenancy agreement, arrange tenant(s) signature.
- Collecting and holding a deposit from the tenant.
- Preparation of an inventory/schedule of condition.
- Checking the tenant into the property.
- Supervising the transfer of gas electric and council tax accounts into tenants name.
- Receiving rental payments monthly in advance, and sending you the money and a financial statement.
- If required paying regular outgoings for you from rental payments.
- Inspecting the property periodically and reporting any problems to you.
- Arranging any maintenance/repairs, liasing with you for larger jobs.
- Keeping in touch with the tenant on a routine basis.
